Metal Roof Replacement Options in Tallahassee
What a replacement involves depends on what's coming off and what's under it. Most quotes fall into one of four scopes.

Asphalt Shingle to Metal
Shingles come off down to the wood, so the deck can be seen, nailed and dried in properly. Metal weighs about half as much as asphalt, according to the Metal Roofing Alliance, so the framing carries less load afterward. The new drip edge, rake trim and pipe flashings are part of the job too, since the shingle-era pieces can't be reused if they're rusted or worn.
- Florida range: $7,100 to $38,000 for a metal roof (HomeGuide)
- Tear-off: about $1 to $3 per sq ft (HomeGuide)
- Weight: roughly half that of asphalt (Metal Roofing Alliance, a trade group)

Old Exposed-Fastener Metal to New Metal
Older 5V and R-panel roofs on farmhouses and rural homes wear out at the screws and laps first. HomeGuide gives corrugated panels in humid climates 30 to 50 years. One option is to strip the panels and start over on a dried-in deck. The other is an overlay of new panels on top, which HomeGuide prices at $3 to $14 per square foot. Old steel is fully recyclable, so the tear-off doesn't have to end up in a landfill. For metal-over-metal on shops and pole buildings, see metal building roofing.

Deck Repair and Re-Nailing at Tear-Off
On a wood deck, the Florida residential code's wind mitigation section sets how the deck is fastened when the roof covering is replaced. It applies to houses built before the Florida Building Code took effect. The rules depend on what's holding the deck now:
- 8d nails at 6 in. or closer: no extra nails needed (FBC R908.7.1.2)
- 8d nails spaced wider than 6 in.: add ring-shank nails to reach 6 in. on center (FBC R908.7.1.2)
- Staples or 6d nails: ring-shank nails at 6 in. on center regardless (FBC R908.7.1.2)
- Ring-shank nail size: 0.113 in. shank, 2-1/4 in. long minimum (FBC R908.7.1.2)
- Plank decking up to 12 in. wide: two 8d nails at every rafter (FBC R908.7.1.1)
Rotten sheathing is priced on top of the roof itself, so ask how the quote charges for it: per sheet, per board foot or as an allowance. Leon County's final inspection wants printed photos showing the re-nailing, with a tape or ruler in frame for the spacing.
Tear-Off or Recover: Choosing the Scope
Sometimes the old roof can stay. Leon County's re-roof affidavit lists two metal systems, "Metal (Direct Attachment)" and "Metal (with Purlins)," and the second is the usual way metal goes over old shingles. The County charges the same flat $241.45 for a re-roof or a re-cover, so the permit doesn't change the math. The code rules on when a recover is allowed are on the owner page.

Metal Roof Replacement Permits: City of Tallahassee or Leon County
The permit office depends on whether the address is inside city limits. The two offices share a building on North Macomb Street and nothing else: portals, fees and inspectors are separate.

Contracts over $5,000 need a recorded notice on file before the first inspection is booked (Fla. Stat. 713.135).
Metal Roof Replacement and Wind Mitigation Credits
A replacement is the cheapest time to improve what an insurer sees on a wind mitigation report, because the deck is open. Florida's Uniform Mitigation Verification Inspection Form, OIR-B1-1802, has been at revision 04/26 for inspections since April 1, 2026. Its roof questions cover the covering itself (identified through its permit date or approval number), how the deck is attached, how the roof is tied to the walls, and whether there's a secondary water barrier. A tear-off with re-nailing and a new secondary barrier touches three of those four. No published table gives the premium credit for each item, so ask your insurer before choosing a scope.
My Safe Florida Home, a state program, pays for a free wind mitigation inspection first. Eligible homeowners can then apply for a matching grant up to $10,000, where the state puts in $2 for every $1, or a low-income grant up to $10,000 with no match. The home must carry a homestead exemption and be insured at $700,000 or less. Approval must come before construction, and the money depends on legislative appropriation.
