Commercial Metal Roofing Systems in Tallahassee
Commercial metal work uses the same panel families as houses, but on bigger, flatter roofs with more equipment on top. Four kinds of commercial job are covered below.

Structural Standing Seam on Low-Slope Buildings
Structural standing seam can span purlins with no solid deck under it. The code allows that only for panels designed for spaced supports, and one supplier notes that only some mechanically seamed profiles carry engineering for open framing. On slopes under 3 in 12, a double-lock seam is the usual choice. On a re-roof, the 1/4 in 12 minimum slope doesn't apply if the roof drains properly, and the City's permit form asks the applicant to state that it does.
- Code floor: 1/4 in 12 for standing seam (FBC 1507.4.2)
- One profile's low limit: 1/2 in 12 in steel with in-seam sealant (manufacturer data)
- Deck: solid, or spaced supports only for panels designed for them (FBC 1507.4.1)

Architectural Metal for Offices and Professional Buildings
On offices, clinics and banks, the metal is part of the building's look. It shows up on mansards, entry canopies and steep sloped roofs set over a solid deck. Snap-lock and mechanical-lock both work here. Finish choice matters more than usual, because a faded front elevation is hard to ignore. Some snap-lock and mechanical-lock profiles qualify for a manufacturer's commercial weathertight warranty, so ask which profiles the manufacturer lists before the bid is final.
See standing seam metal roofs for profiles and PVDF vs SMP finishes.

Retail Centers and Restaurants
Retail and restaurant roofs carry HVAC units, kitchen exhaust fans and walls where tenant spaces meet. The building code requires flashing wherever the roof is interrupted or meets a parapet wall, and at every penetration through the roof plane. The structure also has to hold the roof system plus the materials and equipment loaded onto it during the work. Ask how the job will be phased so stores and kitchens stay open, and where materials will be staged.
Commercial Leak Repair and Maintenance Plans
On a metal roof that's already up, most work is screws, seams, flashing at equipment curbs and debris cleanup. HomeGuide notes routine service plans help keep a manufacturer's warranty in force, and it prices metal roof upkeep at $75 to $1,200 a year. The 25% repair rule applies to commercial buildings too. See metal roof repair for the rule and typical repair costs.

Commercial Metal Roofing Code Requirements in Leon County
Commercial roofs follow the same statewide (non-HVHZ) code sections as houses, with a few differences.
Risk category. Design wind speed depends on what the building is used for. Risk Category II buildings use the main wind map, Figure 1609.3(1), which puts Leon County between 115 and 120 mph (see the installation page). Risk Category III covers buildings such as assembly spaces holding more than 300 people and schools (Group E) with more than 250 occupants. Those use a separate map, Figure 1609.3(2). Essential facilities like fire stations and designated storm shelters are Risk Category IV, with their own map, Figure 1609.3(3).
Panel testing. The uplift tests are the same as for houses (see the installation page). One commercial difference: a cold-formed steel roof that serves as both deck and covering can be designed to the structural steel standard instead (FBC 1504.3.2).
Insulation on a re-roof. Under the Florida energy code (C503.2.1), a commercial roof replacement must meet the current insulation tables when the existing roof has its insulation entirely above the deck. A roof replacement that leaves the rest of the building envelope alone doesn't trigger an air barrier.
Permit fee. The City of Tallahassee charges commercial metal and other non-shingle roofing $70.07 plus $0.027 per square foot, with a maximum of $348.15. On a 10,000 sq ft roof that works out to about $340 (our arithmetic). Commercial shingle roofs are charged $0.0176 per square foot. For which office handles an address, see metal roof replacement.
Commercial Metal Roof Cost and Lifespan
Commercial cost data is thinner than residential. The national guides used elsewhere on this site (HomeGuide, Angi, Fixr) price home roofs. SquareDash's 2026 commercial guide puts most commercial roofs at $5.50 to $8 per square foot, within a full range of $4 to $12. Standing seam metal sits at the top, $8 to $12, with a 40 to 60 year lifespan. TPO and EPDM membranes are cheaper at $4 to $7, with lifespans of 20 to 30 and 25 to 35 years in the same guide. A 10,000 sq ft building comes to $55,000 to $80,000 in that guide's typical range.
On the material side, HomeGuide prices 22 gauge steel at $4 to $8 per square foot for material, and 24 gauge at $3 to $7. Tear-off, insulation to meet the energy code, crane or lift access, equipment curbs and night or weekend work are what move a commercial bid.
