Residential Metal Roof Installation in Tallahassee
Tallahassee homes have a median build year of 1990, and roughly 64% of the city's housing went up before 2000. Tree canopy covers 55% of the city, mostly oaks and pines. So a typical metal request here is a re-roof on a brick or frame house under big trees, where pine straw collects and limbs come down in storms. Standing seam and screw-down panels cover most of those jobs; the rest are smaller roofs and special cases.

Standing Seam Steel and Aluminum Roofs
Each standing seam panel runs in one piece from the eave to the ridge. Neighboring panels join at a raised rib, and the clips that hold them to the deck sit hidden under that rib. No screw goes through the flat of the panel, so there are no exposed screw heads to leak. Snap-lock seams press together by hand. Mechanically seamed panels are folded shut with a seaming tool, which gives a tighter lock on low pitches and long runs.
- Installed cost: $9 to $16 per sq ft (HomeGuide), $8 to $14 (Modernize)
- Steel vs aluminum: Galvalume steel $8 to $16 per sq ft, aluminum $10 to $17 (Modernize)
- Lifespan: 40 to 55 years for steel, 40 to 60 for aluminum (Modernize)
- Lowest slope the code allows: 1/4 in 12
Steel is the usual choice inland. Aluminum makes more sense on a house beside a lake or pool deck, or wherever corrosion has eaten a steel roof before.
See standing seam metal roofs for seam types, gauges and finishes, or aluminum roofing if rust is the worry.

Metal Shingle Roofs With a Shake or Slate Look
Metal shingles are pressed steel or aluminum panels shaped like cedar shake, slate or a dimensional shingle. They lock together on all four sides. They suit steep cottage roofs and historic-looking houses where long vertical seams would look out of place. HomeGuide prices them at $6 to $14 per square foot installed. The Florida code wants a slope of at least 3 in 12 and uplift testing to a listed standard such as UL 580 or ASTM D3161.
Profiles, weights and prices are on the metal shingle roofing page.

Stone-Coated Steel Roofs
Stone-coated steel is a steel panel with crushed stone granules bonded to its face. It's stamped to look like barrel tile, shake or shingle. Up close it reads as tile or shake, without the weight of clay or concrete. HomeGuide lists it at $700 to $1,300 per square installed, or $10,500 to $32,500 for a typical roof. If hail is your worry, ask for the product's UL 2218 rating. Class 4 means a 2-inch steel ball dropped 20 feet didn't open the panel. It doesn't mean the roof is hail-proof.
See stone-coated steel roofing for the tile, shake and shingle profiles.

5V Crimp Roofs for Farmhouses and Porches
5V crimp has five small V-shaped ribs across each sheet and is screwed through the face into the deck. It's the Southern farmhouse look, silver Galvalume over a deep porch. It also costs less than standing seam: HomeGuide's range for 5V and other ribbed screw-down panels is $5 to $12 per square foot installed. Angi puts exposed-fastener systems at 30% to 50% below hidden-fastener ones. The upkeep is the screws: each one through the panel face is a spot to check, and HomeGuide prices a screw replacement job at $150 to $1,000.
More on screw patterns and Galvalume coatings: 5V crimp metal roofing.

R-Panel and Corrugated Screw-Down Roofs
R-panel (also sold as PBR) has tall square ribs and wide flats. Corrugated has the rounded wave. Both are screw-down panels, and both turn up on barns, shops and houses across rural Leon County. Lapped panels like these need a slope of 3 in 12 without lap sealant, or 1/2 in 12 with it. Gauge matters here. Most residential metal is 24 or 26 gauge, and 29 gauge is a thin sheet that HomeGuide ties to sheds and mild climates. Ask for the gauge on the quote, in writing.
See R-panel and corrugated metal roofing for rib heights, gauges and where each panel fits.

Copper Roof Accents on Bays and Dormers
Few houses get a whole copper roof, at $1,300 to $3,000 per square installed (HomeGuide). Copper turns up on the small roofs instead: a bay window, an entry portico, a dormer or a porch over a front door. It starts penny-bright and darkens to brown, then slowly green. The code sets 16-ounce copper as the minimum for sheet roofing and calls for copper, brass, bronze or stainless fasteners, never plain galvanized ones.
See copper roofing for bay, portico and dormer roofs and how the patina develops.

Shingle-to-Metal Roof Replacement
Most metal jobs in an older city start with a tear-off. The shingles come off, rotted decking gets replaced, and the deck is re-nailed. Both the City and Leon County have a deck re-nailing inspection code. Then the underlayment goes on. For metal, the Florida code allows three underlayment methods: a full self-adhered membrane, self-adhered tape over every deck joint plus underlayment, or two half-lapped layers of felt or synthetic. HomeGuide adds $1 to $3 per square foot for the tear-off. Ask which underlayment method the quote includes, because Leon County's re-roof affidavit makes the roofer tick one.
See metal roof replacement for the tear-off, permits and inspections, or metal roof installation for additions and new roof decks.

Metal Roofing Over Existing Shingles
Skipping the tear-off saves the removal cost and the dumpster. The Florida Building Code allows a recover only in limited cases. You can't recover over two or more existing layers, or over a roof that's water-soaked or deteriorated. A standing seam system that carries its load straight to the framing is the exception. The catch is that nobody sees the deck under a recover. A soft spot or a nail line that's been leaking stays hidden under the new panels. A good roofer will walk the roof and probe the deck before quoting a recover.
When a recover is allowed and when it isn't: metal roof over shingles.

Low-Slope Metal Porch and Patio Roofs
Back porches, sunrooms and additions often have roofs that are close to flat, where water drains slowly and shingles don't belong. Standing seam can go down to 1/4 in 12. Inside city limits, a roof under 4 in 12 needs approval from codes review staff before the permit is issued, so allow for that in the schedule. Screw-down panels need lap sealant on anything below 3 in 12.
See metal porch and patio roofs, or metal carport, garage and shed roofs for detached structures.

Manufactured Home Metal Roof-Overs
A roof-over puts a new metal roof on a manufactured home. Purlins or a framing system go across the old roof, and ribbed metal panels are fastened over them. The panels usually run slightly past the walls to push water clear of the siding. Leon County's re-roof affidavit lists "Metal (with Purlins)" as its own system. That type of roof needs a Florida Product Approval number like any other, so ask for it on the quote. A white or light panel also helps here: single-wide homes have little attic space to buffer the heat.
Single-wide, double-wide and pitched roof-overs are covered on mobile home metal roofing.

Metal Roof Repair and Screw Replacement
Leaks on a metal roof usually trace back to a screw, the flashing at a chimney or wall, an open seam or a pipe boot. HomeGuide puts a typical repair at $300 to $1,500. Screw replacement runs $150 to $1,000, seam resealing $250 to $1,100 and leak repair $200 to $1,000. One code rule to know: if more than 25% of a roof is repaired in 12 months, the whole roof has to meet current code. The exception is a roof built or replaced to the 2007 Florida Building Code or later, where only the repaired part does.
See metal roof repair for leak and panel fixes, and metal roof screw replacement when the fasteners are the problem.
Commercial Metal Roofing in Tallahassee
Commercial metal work follows the same code, but bigger roofs, parapets and drainage change how it's built. These are the building types a Tallahassee request usually comes from.
Offices, Shops and Downtown Buildings
Many older commercial buildings have parapet walls with box gutters hidden behind them. The metal itself is rarely the hard part. The flashing at those walls is where these roofs fail. Ask for the parapet and gutter details in the scope.
Churches and Community Buildings
Tall gables and steeples make this access work. A quote should say how the crew will reach the high slopes and whether the existing trim and gutters are being replaced or kept.
Steeples, sanctuaries and fellowship halls: church metal roofing.
Warehouses, Shops and Metal Buildings
Pre-engineered metal buildings often need new screws, panel replacement or a full re-sheet rather than a new design. Panels have to match the existing rib profile, so bring the old panel's measurements or a photo of its edge.
See metal building roofing for re-sheets and retrofits.
Farm, Barn and Equestrian Buildings
R-panel and corrugated roofs on barns, run-in sheds and equipment buildings are common on rural land outside the city limits, where Leon County handles the permit. Ask whether the price is for open framing or for a decked roof.
Barns, stables and pole barns: metal barn roofing.
Apartments and Rental Housing
About 55% of Tallahassee's occupied homes are rentals, according to the Census. Metal re-roofs on duplexes and small apartment buildings need tenant notice and a schedule that keeps units dry between sections.
See HOA and apartment metal roofing for phased re-roofs and board approval.
Metal Roof Services Beyond Installation
An aging metal roof often needs one of these smaller jobs before it needs replacing.
Metal Roof Inspections
A walk-over that checks fasteners, seams, flashing and pipe boots before small problems turn into deck damage. It's also the first step before a resale or an insurance renewal.
Coating and Restoration
Elastomeric and silicone coatings can extend an older screw-down roof with surface rust. HomeGuide prices coating at $0.50 to $4 per square foot. Ask whether failed screws and seams will be fixed before the coating goes on.
Coating types and costs: metal roof coating.
Storm Damage Documentation
After a tornado or tropical storm, insurers ask for photos and measurements. Leon County's re-roof affidavit already requires printed photos of every roof plane with a measuring device in frame, which is a good standard to ask for on any storm job.
Gutters, Trim and Ventilation
Drip edge, rake trim, ridge vents and gutters are usually bundled with a new roof. Ask whether ridge venting is included, because a metal roof over a hot, unvented attic still holds heat.
Solar-Ready Roof Planning
If panels are coming in the next few years, tell the roofer now. Mounting hardware for standing seam and screw-down roofs is different, and planning the attachment before the roof goes on beats drilling through new metal later.
How Much Does a Metal Roof Cost in Tallahassee?
A metal roof on a Tallahassee house usually costs somewhere between $6,300 and $38,000. That combines HomeAdvisor's Florida range ($6,300 to $28,000, average $15,225) and HomeGuide's Florida range ($7,100 to $38,000). The panel type moves the price the most, then roof size and pitch, then tear-off. No major cost guide publishes a Tallahassee-only figure. Homeyou's local estimator gives $6 to $12 per square foot.
| Item | Typical cost | Note |
|---|---|---|
| Screw-down 5V, R-panel or corrugated | $5 to $12 per sq ft installed | The lowest-cost metal roof (HomeGuide) |
| Metal shingles | $6 to $14 per sq ft installed | HomeGuide |
| Stone-coated steel | $700 to $1,300 per 100 sq ft installed | HomeGuide |
| Standing seam | $9 to $16 per sq ft installed | Aluminum adds a little over steel (HomeGuide) |
| Tear-off and deck repair | $1 to $3 per sq ft | Plus any decking that has to be replaced |
| City of Tallahassee permit | $18.61 plus $174.08 | Single-family re-roof, before state surcharges |
| Leon County permit | $241.45 flat | Re-roof or recover |
Labor is the big variable inside those ranges. HomeGuide puts installation alone at $4 to $8 per square foot. A steep, cut-up roof with valleys, dormers and a chimney can cost more than a larger simple gable. And if one quote comes in far below these ranges, ask what it leaves out: tear-off, decking, underlayment and the permit are the usual gaps.
Metal Roof Wind Ratings and Insurance in Tallahassee
Tallahassee sits inland, outside both Florida's High-Velocity Hurricane Zone and the wind-borne debris region. That doesn't make wind a small issue. Hurricane Michael left more than 110,000 City of Tallahassee utility customers without power in 2018. The May 10, 2024 tornadoes included two EF2s with 115 mph winds, one of which caused roof and siding damage to a hotel and a shopping center near Capital Circle NW.
Design wind speed. On the Florida Building Code's map for homes (Risk Category II), Leon County falls between the 115 mph and 120 mph lines. Every roofing product installed here has to be rated for that.
Florida Product Approval. The City's roofing permit form and Leon County's re-roof affidavit both ask for the roof covering's Florida Product Approval number. That number ties the panel, its fasteners and its attachment pattern to a tested system. Ask for it on the quote and look it up yourself before you sign.
Uplift and impact tests. UL 580 and UL 1897 are the common uplift tests. UL 580 Class 90 means the panel held a 105 psf pressure difference. UL 1897 tests the attachment to the deck and runs to failure. UL 2218 Class 4 is the impact rating insurers look for.
Insurance paperwork. Florida's wind mitigation form (OIR-B1-1802, revised April 2026) records the roof covering, deck attachment, roof-to-wall connection and secondary water resistance. Under Fla. Stat. 627.7011, an insurer can't refuse or drop a policy only because a roof is under 15 years old. My Safe Florida Home offers a free wind mitigation inspection and, while funding lasts, matching grants up to $10,000 for eligible homesteads. Approval has to come before the work starts.
Things to Know Before Installing a Metal Roof in Tallahassee
City or county permit. Check whether the address is inside city limits before anyone applies. The City's Building Inspection Division and Leon County's DSEM office both work out of the Renaissance Center at 435 N. Macomb St., but they use separate portals, fees and inspectors. Both require a permit for roofing over 100 square feet.
Inspections and photos. City roofing inspections are 115 (deck re-nailing), 116 (secondary water barrier) and 917 (final). In unincorporated Leon County, the final inspection needs the signed, notarized re-roof affidavit and printed photos of every roof plane on site.
Notice of commencement. On a contract over $5,000, a recorded notice of commencement has to be filed with the permit office before the first inspection.
Contract basics. A Florida residential contract over $2,500 must include the Homeowners' Construction Recovery Fund notice. A contract with an unlicensed contractor can't be enforced by that contractor. Check the roofer's state license on the DBPR site before paying anything.
Owner-builder permits. Leon County lets you pull your own permit for the house you live in. You then become the responsible party, must supervise the work, and can be liable for injuries to unlicensed workers.
The downsides. Metal costs more up front than shingles. Screw-down panels need periodic fastener work. A dent from a falling limb shows on smooth panels. Noise is mostly a myth: HomeGuide notes metal roofs aren't noisy when installed and insulated correctly.
Code change coming. The 2026 Florida Building Code, 9th Edition, takes effect December 31, 2026. Permits applied for after that date fall under it, so a quote written in late 2026 may need updating.
How a Metal Roof Request Works
- 1
Tell Us About the Roof
Call or send the form with your address, the roof type you have now, and the metal system you're thinking about. A photo or two helps.
- 2
One Local Installer Gets in Touch
We pass the request to one independent metal roofing contractor who works in Tallahassee. You don't get a call list or a bidding war.
- 3
Site Visit and Measurements
Expect the roof to be measured and the panel type, gauge, color and trim talked through. A good roofer will also look at the deck from the attic where it can be reached.
- 4
Written Scope and Price
Ask for the panel, gauge, Florida Product Approval number, underlayment method, tear-off and deck-repair pricing, and permit handling, all in writing.
- 5
Permit, Install and Final Inspection
Ask who pulls the City or County permit and books each inspection through the final. Keep a copy of the passed final for your insurer.
