Metal Roof Repair by Leak Source in Tallahassee
Most metal leaks come from a short list of spots, and each one has its own fix and price. Finding the source is often the costly part. HomeGuide notes repair prices rise when the leak is hard to trace.

Leaks at Pipe Boots and Penetrations
Every pipe, vent, skylight and chimney is a hole in the roof, and the code requires flashing around each roof opening. On metal, the seal usually combines tape and caulk around the collar. Rusted vent collars and metal flashing can't be reinstalled on a re-roof under the residential code. On a repair, ask whether the quote replaces a cracked boot or only reseals it.
- Leak repair: $200 to $1,000 (HomeGuide)
- Gaps, cracks and small holes: $200 to $900 (HomeGuide)

Seam and Panel-Lap Leaks
On screw-down roofs, water gets in where one panel overlaps the next, especially on low pitches. The code requires lap sealant on lapped panels below 3 in 12. Non-curing caulk goes into gaps and joints between laps, and silicone or tape seals open seams. On standing seam, one manufacturer notes that double-lock seams are less likely to come unseamed than single-lock ones.
- Resealing loose seams: $250 to $1,100, depending on how many (HomeGuide)

Flashing, Valley and Ridge Cap Repairs
Flashing goes wherever the roof is interrupted: walls, chimneys, valleys and changes in slope. Rebuilt flashing must follow the manufacturer's instructions or RAS 111, per the residential code. Metal flashing that will have bitumen stuck to it has to be primed first. Steel flashing has to be at least 26 gauge. In Tallahassee, the valleys also fill with pine straw. Wet, decaying debris against the panel is one of the things a manufacturer's finish warranty excludes (see below), so clearing it belongs in the repair.

Rust Spots and Cut-Edge Corrosion
Rust starts where the coating is broken: scratches, cut panel edges, and spots where wet debris sits. One manufacturer's PVDF finish warranty excludes rust on panel edges and scratches. It also excludes damage from contact with soil, vegetation, decaying material and runoff from other metals such as copper or lead. Minor rust is sanded, primed and painted. Panels rusted through have to be replaced. Mixing fastener metals adds to the problem, which is why the code calls for galvanized fasteners on steel roofs absent other instructions.
- Rust and corrosion repair: $300 to $3,000 (HomeGuide)
- Rust-related leaks: up to $3,000 (HomeGuide)

Panel Replacement After Dents or Punctures
Hail usually leaves cosmetic dents on metal, according to HomeGuide, but deep dents and falling limbs can open a panel. A replacement panel has to match the existing rib profile and color, so ask whether the original color is still made. For insurance and post-storm steps, see metal roof storm damage repair.
- Replacement panels: $3 to $14 per sq ft; copper up to $30 (HomeGuide)

Metal Roof Repair and Florida's 25% Rule
The Florida Building Code caps how much of a roof can be patched in a year before the rest of it gets pulled into the job. Under FBC 1511.1.1 (R908.1.1 in the residential code), no more than 25% of a roof or roof section may be repaired, replaced or recovered in any 12-month period. Go past that, and the covering on the entire roof or section has to be redone to the code in force.
There's an exception. If the roof or section was built, repaired or replaced under the 2007 Florida Building Code or a later edition, only the repaired portion has to meet the current code, however large it is. That exception comes from Fla. Stat. 553.844(5), and local governments may not amend it by ordinance. The permit date on file for the last roof shows which side of the line a house is on. On older Tallahassee houses whose last roof predates 2007, a big repair can turn into a re-roof.
