HOA and Apartment Metal Roof Types
Multifamily roofs differ from house roofs in scale and in who approves the work. These are the property types boards and managers call about most, plus the approval step that sits over all of them.

Townhome Rows
A townhome row shares one long roof broken by firewalls, and the declaration decides whether each owner or the association maintains each section. Matching color and panel profile across the row is the main design issue. Under Fla. Stat. 720.3035, the board must adopt hurricane protection specifications, which can set color and style, and it can't deny an owner's application that meets them.
- Ask about: firewall and parapet flashing between units, and matching the existing panel if only some units re-roof

Garden-Style Apartment Buildings
About 55% of Tallahassee's occupied housing units are renter-occupied, by Census counts. Re-roofing an apartment building means crews working over people's living rooms. Ask which buildings go first, what gets dried in at the end of each workday, and how stairwells and parking stay usable while the crew is overhead.
Condo Buildings
For condo buildings three habitable stories or taller, Fla. Stat. 718.112 requires a structural integrity reserve study at least every 10 years, and the roof is the first item on its list. Condo and co-op buildings three stories or taller also need a milestone structural inspection by December 31 of the year they reach 30 years from the certificate of occupancy, then every 10 years (Fla. Stat. 553.899). A roofer's condition report and price feed straight into the reserve numbers.
Clubhouses, Pool Houses and Mail Kiosks
Amenity buildings are small, visible and often roofed to match the residences. They make good first phases: they show owners the color and panel before the big buildings commit to them. On a pool house, ask which fastener and panel finish suit a spot that stays damp.
Phased Re-Roofs and Board Approval
Phasing by whole building keeps each roof section clear of the 25% repair rule. Where the board denies an owner's application, 720.3035 requires a written notice citing the specific rule or covenant behind the denial.
